Background

Mr. DiMenno is a professional construction and damage consultant whose focus includes residential, commercial and industrial buildings.

Mr. DiMenno has a strong background in evaluating and estimating damages, cause of loss determination, building replacement cost determination, microbial investigations, replacement, and actual cash value determination. Mr. DiMenno has extensive experience in construction project management and code compliance evaluations as well as hands-on construction experience in both residential and commercial projects.

Mr. DiMenno holds the Certified Restorer (CR), Certified Mold Professional (CMP) and Water Loss Specialist (WLS) designations from the Restoration Industry Association (RIA) as well as the Water Restoration Technician (WRT) and Applied Structural Drying (ASD) certifications from the Institute of Inspection Cleaning and Restoration Certification, (IICRC). Additionally, Mr. DiMenno holds the Certified Microbial Remediation Supervisor (CMRS) designation from the Indoor Air Quality Association.

Notable Projects

  • Transportation
    • North Shore Connector - Pittsburgh, Pennsylvania
      • Evaluated damages, developed repair scopes and monitored repairs and costs to underground public utilities that were damaged as the result of tunnel boring operations for a new subway connector. Provided the client with detailed documentation of damages and analyzed all costs submitted by prime and subcontractors.
  • Education
    • Primary School District Damage Evaluation - Central and Northern Mississippi
      • Evaluated 17 school districts, which included multiple buildings that housed students from kindergarten through 12th grade. The structures, which were damaged as the result of high winds from Hurricane Katrina, sustained substantial interior, exterior and structural damage. The client was provided with a comprehensive scope of damage as well as repair costs for each district.
    • Primary School District Damage Evaluation - Houston, Texas
      • Evaluated 52 structures, which included multiple styles and construction of building that housed students from kindergarten through 12th grade. The buildings, which were damaged as the result of high winds from Hurricane Ike sustained interior, exterior and structural damage. The client was provided with a comprehensive scope of damage as well as repair costs for each district.
    • Major University - Coumbus, Ohio
      • Evaluated damage to dormitory mechanical and electrical systems affected by a failed eight-inch water main. The failure occurred adjacent to a mechanical sub-basement and resulted in sub-basement filling with 12 feet of water. Work included meeting with university facility staff, the general contractor, engineers and equipment representatives to establish a repair scope. Review of costs were completed along with the project monitoring and final reporting to the client.
  • Industrial
    • Propane Filling Facility - Rochester, New York
      • Evaluated two structures as well as storage, piping and pumping equipment damaged as the result of an explosion. Although the structures were essentially destroyed by the explosion, the client was provided with a comprehensive rebuild scope and cost estimate that enabled the client to settle the loss. Scope and costs for the repair and replacement of the storage tanks, piping and pumping equipment were also completed utilizing mechanical engineers and mechanical contractors.
    • Candy Manufacturing Facility - Canonsburg, Pennsylvania
      • Performed detailed evaluation of multiple buildings within the manufacturer's campus that sustained fire, water and smoke damage. Worked with the restoration contractor to establish the repair scope and generated a detailed cost estimate based upon that scope. Consulted with the local building officials as well as the restoration contractor and contractor's architect to establish the related code upgrades to the structures.
    • Cardboard Recycling Facility - Niagara Falls, New York
      • Performed detailed evaluations of 15 structures extensively damaged by a fire that burned for seven days. Conducted detailed evaluations of five acres of heat damaged outdoor concrete slabs, and coordinated the evaluations with engineers, plant facility personnel and repair contractors. Clerking of the project was completed for approximately six months and detailed review and analysis of cost submissions were delivered.
  • Healthcare
    • Doctor's Office / Surgery Complex - Bethel Park, Pennsylvania
      • Evaluation and documentation of three floors of damage to a large medical complex damaged due to a failed pipe cap within the 3rd floor ceiling. The complex included doctor's offices, surgical suites and an imaging suite. Coordination of the mitigation and repair process with the hospital's restoration contractor was performed and evaluation of all submitted costs were completed with a comprehensive report provided to the client.
    • Hospital Operating Suite, Recovery Rooms and Lab - Bethel Park, Pennsylvania
      • Evaluation of water damaged ceiling, walls and floor finishes due to a failed pipe at the ground floor lever. Worked with the hospital's restoration contractor to formulate a mitigation and repair scope. A detailed estimate was created based upon the mitigation and repair scope.
    • Medical Office Complex - Norfolk, Virginia
      • Evaluation and document of damage to an eight-story medical office building that sustained a fire at its roof level. Resulting damage included fire damage to the roof and rooftop mechanical systems as well as water and smoke damage to all floors below. Worked closely with the owner's contractor to establish a detailed, working repair scope ten days after the fire. An estimate was created based upon the scope. A final agreement of the repair scope and estimate was complete within 120 days of the fire at a final approximate cost of $4.5 million dollars.

    • Ice Skating Complex - Rostraver, Pennsylvania
      • Evaluation of a structural roof collapse due to the weight of ice and snow to a 54-year-old laminated, wood arched beam structure. Coordinated inspections with engineers, owner, owner's representatives and repair contractors. Established repair scope and estimate through conversations with wood beam manufacturer and specific ice area mechanical systems manufacturers. Estimated the building replacement cost, in current dollars, for the client.
    • Major Clothing Retailer - Nashville, Tennessee
      • Evaluation of extensive flood damage to two retail establishments located in a major shopping mall. Worked with the retailer's construction staff to establish a repair scope and analyzed all cost submissions. Provided interim and final reporting to the client.
    • Local Municipal Fire Department - Fairfield, Pennsylvania
      • Evaluation of damage and established a detailed repair scope and cost due to an extensive fire at the complex. Worked with state code officials to determine appropriate code related repairs. Worked with fire department management to design and construct a temporary fire station on the property.
    • Office Complex - Rochester, New York
      • Evaluation of damages and building reconstruction costs to a three-story historic office building extensively damaged by fire. Worked with the owner's representative and our client in establishing a final building replacement cost.
    • Worldwide Grocery Retailer - Binghamton, New York
      • Evaluation of extensive flood damage to a mid-sized grocery store. Established a repair scope and submitted cost estimates to the client.
    • Bank Headquarters and Branches - Miami, Florida
      • Evaluation of the 340,000 square feet headquarters and 21 branch locations damaged as a result of Hurricane Rita. In addition to the damage evaluations, building replacement costs were established for the headquarters and all branch locations.
    • Elementary School - Shaker Heights, Ohio
      • Evaluation of fire, water and smoke damage to the interior and exterior of a 90-year-old school. Established a comprehensive repair scope, including code related repairs. Established costs for building repairs and presented those to both our client and the school district. Evaluated project timeline and submitted costs. Monitored project and reported findings to client.

    • Residential Home - Gloucester, Massachusetts
      • Evaluation of smoke damage and establishment of the repair scope and cost to a historic home that sustained a fire.
    • Residential Home - Reading, Pennsylvania
      • Evaluation of water damage and microbial growth to a 3-story, 10,000 square foot home. Scope and costs were presented to our client and the homeowner.
    • Multi-Unit Residential Housing - Orlando, Florida
      • Evaluation of extensive water, microbial and structural damage to 44 buildings that were affected first by Hurricane Francis and finally by Hurricane Jeanne. The evaluation included determining the amount of damage caused by each event and the proper allotment to each client.
    • Water Tower - Sewickley, Pennsylvania
      • Evaluation of a 125-year-old, 80-foot-high wood framed water tower located on an estate that sustained a fire after being struck by lightning.
    • Multi-Unit Residential Housing - Detroit, Michigan
      • Evaluation of extensive water damage and microbial growth to an eight-story apartment building caused by vandalism of the building's fire suppression system.
